Starting a building project is a big task; there is a lot to think about. What builder should I choose? How much will it cost? Where do I start?
Well, here are some things to think about before you get started:
Step 1 - Check if you need approval or planning permission: depending on the scale of your project you may need to seek permission from councils to carry out your work. This will usually apply to extensions or loft conversions with a dormer window.
This will involve hiring a surveyor or architect so you’ll need to factor this into your budget.
If you fail to get the right permission for your build you may be made to pay to have it taken down.

The main things to remember with choosing a local builder is to ask for references. Avoid contractors who won’t give references – it could be a sign of dishonesty.
Step 3 – Check your builders insurance: Ask to see your builders policies and check they don’t run out before the work is completed.
Your builder should have public liability and employers liability insurance.
If a contractor doesn’t have the correct insurance and things go wrong or someone is hurt, YOU could be liable and forced to fix things or pay damages and legal fees.
